The primary real estate market in the city of Dnepropetrovsk in terms of the cost of apartments is almost equal to the secondary residential real estate market. Only within the country, more than 33.5 thousand purchase and sale transactions were completed, while about 19.5 thousand transactions were carried out directly on the secondary real estate market, and about 14 thousand transactions directly in new buildings.
In the capital, the total volume of the residential real estate market during 2012 amounted to about 2.8 million square meters, which is equivalent to an investment volume of more than 3 billion dollars. The market for new buildings accounts for about 1.5 million square meters. It is noteworthy that the cost of square meters on the territory of almost all of Ukraine, and Dnepropetrovsk in particular, has not changed, only the number of transactions has more than doubled..
The vast majority of transactions were in the economy housing segment. According to studies conducted by local development companies, about 80 percent of all transactions fall on low-cost apartments. This can be partly explained by the large number of affordable housing, which is located directly in the suburbs. About 15 percent of all transactions were for apartments in the residential real estate business segment. This trend has not changed in any way for one year, therefore, in the new year 2013, this situation will continue. Luxury housing traditionally occupies no more than 10 percent of the entire real estate market. At the same time, experts draw attention to the fact that the total number of offers on the market is not yet able to meet the high demand from buyers. Thus, we can say that in terms of the number of sales, new buildings have almost caught up with the secondary real estate market. This is also due to several reasons: the rather low cost of housing, the high rate of completion of buildings with apartments, as well as the compliance of apartments with the expectations of buyers. Among other things, the installment plan, which is provided directly by the developer company, also contributes to the wider distribution of such apartments. Especially if we take into account the inaccessibility of state mortgages.
In January 2013, the cost per square meter of residential real estate in the country is about 1.72 thousand US dollars.
